Home ownership process

What should I do if I am interested in one of the houses for sale?

The allocation of housing occurs in 4 steps:

1

Call for candidates - You will indicate your interest in visiting housing up for sale

2

You will visit the project and confirm you interest in one or more of the house(s)

3

We will verify your eligibility according to the terms and calculate your income category

4

Housing is attributed according to the order of registration

1.

Call to candidates and confirmation of interest

When there are houses available, we will contact our list of candidates by email and send a notification by SMS. Do not forget to notify us if your contact information has changed.

If you are interested in one of the houses up for sale, complete the online form to indicate your interest. You have 7 days to complete this form. If you are not interested, you do not have to submit the form and you will keep your registration number.

When you have submitted the form, you will automatically receive a confirmation email. Check your spam folder if you did not receive a confirmation email.

If you have questions or if you need help with your candidature, contact us by email at support@cltb.be or by telephone at 02/840.61.48.

2.

You will visit the project and confirm your interest in one or more of the houses

We will contact interested candidates in the order of their registration to invite them to visit the project.

During the visit, we will give you a detailed presentation on the project and the housing plans. The visit is mandatory in order to maintain your candidature.

After having visited the housing projects that you are interested in, you will confirm if you are still interested in the houses for sale, and which house in particular by submitting a purchase request.

Your possible choices depend on your financial capabilities, among other criteria. That is why, preceding the visit, you must provide us with an estimate of your borrowing ability according to the Housing Fund or another financial institution.

To request an appraisal from the Housing Fund, complete their registration form online on their website.

3.

We will verify your eligibility according to the terms and calculate your income category

As a reminder, you must comply with the terms in order to be able to maintain your candidature for a CLTB house. Are you familiar with the documents below?

In order to verify your eligibility to purchase a house with CLTB, determine your income category, and evaluate with you which houses are accessible, you must email us at support@cltb.be the following documents.

  • A copy of candidate-owners’ identification card (front and back);
  • Household composition no older than 3 months (request at the Population Service of your commune or via the website https://irisbox.irisnet.be/irisbox);
  • The 2019 income assessment notice for the 2019 income (assessment year 2020) of all adult family members (normally you will receive this annually by post). You can obtain a copy from the Federal Public Service Finance: 02 572 57 57 or via the MyMinFin website;
  • A certificate for all income from 2019 not stated in the tax bill: certificate from the OCMW, income replacement allowance (IVT), study grants (only for PhD students) for all family members who are not dependent;
  • Adults without income (stay-at-home husband or wife, student…) must complete a declaration of honor – model available here;
  • A certification of recognition of disability (if applicable);
  • Proof of the child support received (no older than 3 months) stating the names of the children for whom the benefits are paid, and the total amount of the benefits received;
  • A recent calculation, from the Housing Fund or another credit institution, of your borrowing ability (no older than 12 months). If you have never done this before, complete the registration form on the Housing Fund website.

ATTENTION: receiving your assessment may take time. You must have completed your registration with the Housing Fund before your meeting with CLTB.

In addition, your income category will determine which categories of housing you can access.

  • If you are in income category D, you have access to housing in categories D, C, B, and A.
  • If you are in income category C, you have access to housing in categories C, B, and A.
  • If you are in income category B, you have access to housing in categories B and A.
  • If you are in income category A, you have access to housing in category A

4.

Housing is attributed according to the order of registration

The allocation committee is in charge of allocating housing. The selection is made among the candidates who comply with the terms in the order of registration. There is no priority given in consideration of living situation, which is often the case in social housing. The only priority given concerns houses with 3 and 4 bedrooms, which are reserved in priority for large families, and houses adapted for reduced mobility, which are reserved in priority for those with disability (see the rules).

Once you are selected for a house, you are no longer registered on our list of candidates and can no longer be a candidate for another project.
